Conjux: the smallest municipality in Chautagne, on the water's edge

Conjux is the smallest municipality in Chautagne — 218 residents on barely 1.7 km² — and one of the most distinctive. Set on the left bank of the Canal de Savières, at the northern tip of Lac du Bourget, it has around five kilometres of shoreline, a small harbour, a swimming beach and a municipal campsite. Altitude ranges from 225 to 443 metres, between the water and the first hillsides.

This setting entirely shapes its housing stock. In Conjux, over 42% of homes are second homes — by far the highest rate in Chautagne — and more than nine homes in ten are detached houses. In other words: individual houses, often occupied for only part of the year, and a high proportion of owners managing their works remotely.

Loi Littoral: what you can really do in Conjux

Conjux is one of the three Chautagne municipalities subject to the Loi Littoral, along with Chindrieux and Saint-Pierre-de-Curtille. Lac du Bourget is well above the 1,000-hectare threshold that automatically triggers this regime for lakeside municipalities.

In practice: within the 100-metre strip outside built-up areas, buildings and installations are prohibited, with very rare exceptions. However, the regulations do allow the repair, refurbishment and alteration of existing homes of at least 50 m² floor area — without any change in volume. In areas close to the shore, new buildings are only permitted as a continuation of existing villages, after review by the relevant commission.

The consequence is simple and worth stating clearly: along much of Conjux's shoreline, renovating the existing building is often the only legal option. This is not a constraint to put up with: done well, a refurbishment within this framework adds lasting value to a property that nobody will ever be able to replicate next door.

Renovating a lakeside second home

The typical project in Conjux is a lakeside house needing an upgrade: insulation, windows and doors, heating, bathroom and kitchen, sometimes a complete overhaul of services. Often there is also a need for year-round comfort, when a property designed for summer becomes a regular residence or a rental.

These grants change regularly: we put the financing plan together with you, checking the conditions in force at the time of the project.

One last point not to overlook: Conjux is covered by the Plaine de Chautagne PPRi and by the “Lac du Bourget et marais de Chautagne” Natura 2000 site. These zonings govern foundations, floor levels and the appearance of outdoor landscaping. We check them before any costing.

Can I build by the lake in Conjux?
Conjux is subject to the Loi Littoral. Within the 100-metre strip outside built-up areas, new buildings are prohibited. I don't live locally — can you supervise the works?
Yes, and it is common in Conjux, where over 42% of homes are second homes. A single point of contact, a NovAlp site manager on hand throughout and regular progress reports: you keep full visibility without having to be there every week. The general contracting option, with committed price and timescale, is particularly well suited.
Is Conjux in a flood zone?
The municipality is covered by the Plaine de Chautagne PPRi (flood risk prevention plan), approved on 28 August 2015, which accounts for flooding from both the Rhône and the lake. This document governs foundations and floor level — in these areas, height is measured from the reference flood level rather than natural ground level. We check it before costing.
