General contracting: in practice, what difference does it make?

On a conventional project, you sign a contract with each firm: the mason, the carpenter, the electrician, the plumber, the tiler… You carry the contracts, the disputes and the gaps in the schedule. If one firm slips, it is your problem.

With general contracting, you sign just one contract, with us. We take charge of the entire construction or renovation project, with a commitment on price and timescale. A single point of contact from the first meeting to handover of the keys, and a commitment to results: this is the formula designed for fixed-budget projects.

Atelier NovAlp is RGE CertiRénov certified (no. CR-2026-73-0095), issued by CERQUAL Qualitel. We are both a project management practice and a general contractor: we design, then we build.

Depending on whether you want to keep control of your contracts or be completely relieved of the burden, we work as full project manager or as turnkey general contractor.

Full project management

Design, permit application, tendering to firms and site supervision through to handover. You sign with each firm, we orchestrate the whole.

Turnkey general contracting

Full responsibility for your construction or renovation project, with a commitment on price and timescale. One contract, one point of contact.

New builds

Detached house, contemporary villa or chalet: bespoke design adapted to the site, the local plan (PLU) and Alpine constraints.

Renovation & extension

Complete renovation, extension, adding a storey, loft conversion — in keeping with the existing building and its built surroundings.

RGE energy-efficiency renovation

Insulation, windows, ventilation, efficient heating. Our RGE CertiRénov certification gives access to MaPrimeRénov', CEE and the éco-PTZ loan.

Design office & in-house teams

Our in-house draughtsmen and designers validate technical feasibility. The people who draw it are the people who build it.

Project manager, general contractor or house builder: which should you choose?

These three professions are often confused, yet they involve neither the same contracts nor the same responsibilities. The project manager designs, tenders to firms and coordinates the site: you sign with each firm and keep control over your contracts, but you also carry the burden.

The general contractor does not just coordinate: it commits. A single contract, a price, a timescale, a commitment to results. You are relieved of managing the project and the risks associated with individual firms. The house builder, for its part, operates under a specific contract regulated by law (the CCMI), reserved for new detached houses — that is not our business.

What sets us apart: we offer the first two formulas, with the same team. Design is led by a managing partner who is a state-qualified architect (French DEA degree), in the service of a comprehensive design approach. You choose your level of commitment, not your point of contact.

Why our in-house teams make all the difference

A general contractor that hands off 100% of its site work really controls nothing but paperwork. At NovAlp, we carry out the works ourselves with our own teams: structural work, roof structure, finishing trades, bespoke kitchens.

A NovAlp site manager is present throughout. No unknown firm turning up one morning: a stable NovAlp team that knows our standards.

Upstream, our in-house design office validates technical feasibility before the first euro is committed. The people who draw it are the people who build it: that is precisely what makes a commitment on price and timescale achievable.

What is the difference between a general contractor and a project manager?
With project management, you sign a contract with each firm and we coordinate everything: you keep control of your contracts. With general contracting, you sign just one contract, with us: we take charge of the entire project with a commitment on price and timescale. The first leaves you in control, the second takes the burden off you.
Does the general contractor really commit to the price and timescale?
Yes, that is the very principle of the turnkey formula: full responsibility for the project, with a commitment on price and timescale and a commitment to results. It is the right solution for fixed-budget projects.
Are you a house builder under a CCMI contract?
No. We work as full project manager or as turnkey general contractor. The CCMI is a specific contract, regulated by law, reserved for builders of individual houses. Our two formulas cover new builds, renovations and extensions, with bespoke design.
Do you carry out the works yourselves?
Yes. We carry out the works ourselves with our own teams: structural work, roof structure, finishing trades, bespoke kitchens. A NovAlp site manager is on site continuously.
Do you work on energy renovation?
Yes. Atelier NovAlp holds RGE CertiRénov certification (no. CR-2026-73-0095), issued by CERQUAL Qualitel. This certification is what makes your works eligible for MaPrimeRénov', CEE and éco-PTZ grants and loans.
