Planning applications, from start to finish
Prior declaration or building permit: we put the file together and follow its review at Annecy town hall. One month for a prior declaration, two for a single-family house permit, one month more when the ABF heritage architect must give an opinion. We plan for these timescales from the very first meeting.

For an interior renovation — even a full one — of an apartment whose floor area stays below 150 m², using an architect registered with the Ordre des architectes is not mandatory. A competent project manager can draw the plans, file the necessary applications (prior declaration, or a building permit if the façade changes) and run the works trade by trade. We regularly work on 19th-century apartments and buildings in central Annecy.
Any works affecting the common parts or the outside appearance of the building require approval from the co-owners' general meeting (a majority vote under article 25, or even article 26). We prepare the technical file to present at the meeting — plans, description, impact on the common parts — to give you the best chance of approval. Once approval is obtained, we handle the planning procedures and run the works.
The budget varies with the condition of the property, the level of finish and the scope of the works. As a guide: a light renovation (paint, floors, kitchen, bathroom) ranges from €600 to €900/m²; a full renovation including rewiring, plumbing and insulation starts at around €1,200/m² and can exceed €2,000/m² in older apartments with technical constraints. A free pre-study with a site visit refines the budget before any commitment.
Annecy's town centre is covered by a Site Patrimonial Remarquable (SPR), formerly a protected sector. Any change to façades, roofs or openings requires the opinion of the Architecte des Bâtiments de France (ABF), which extends the building permit review period to at least 4 months. We know the requirements of the PSMV (the conservation and enhancement plan) and prepare tailored files to make ABF approval easier from the first submission.
The shores of Lake Annecy are subject to several layers of regulation: the Loi Littoral coastal law (which applies to lakeside villages such as Veyrier-du-Lac, Menthon-Saint-Bernard, Talloires, Sevrier, Saint-Jorioz and Duingt) imposes a 100-metre no-build strip from the shore and restricts development to areas adjoining existing buildings. Each village's local plan adds protected natural zones (N) and landscape sectors where heights, materials and colours are regulated. For projects in a Natura 2000 area or a water catchment protection zone, an environmental impact study may be required. Our knowledge of the ground and of the Grand Annecy planning departments lets us put together compliant files from the first submission.
An architect registered with the Ordre des architectes is mandatory for any new build over 150 m² of floor area and for building permit projects creating floor area above that threshold. For smaller projects (apartment renovation, limited extension, house under 150 m²), a project manager can step in with the same technical standards: plans, planning applications, coordination of the trades, site supervision and handover.
