The Aravis massif holds a special place in Haute-Savoie: two iconic ski resorts (La Clusaz and Le Grand-Bornand), an authentic valley around Thônes, and an agricultural heritage of log farmhouses and mountain pasture chalets of rare density. Architectural commissions there are driven by two complementary trends: on the one hand, local families renovating their grandparents' house or enlarging their main home; on the other, high-end second-home buyers, often non-resident, looking for a contemporary Aravis chalet that does not turn its back on traditional Alpine design.

La Clusaz (74220). The main resort of the Aravis valley at 1,100 m, La Clusaz combines a characterful village with a large ski area. Its local plan (PLU) is particularly demanding, with precise rules on roof pitches, overhangs, cladding colours and the UTN zones at the foot of the slopes. We work there on premium new chalets, second-home renovations and contemporary extensions to existing chalets, paying close attention to compliance with the municipal architectural charter.

Le Grand-Bornand (74450). A family resort renowned for its well-preserved village and its ski area opening onto the Bornes, Le Grand-Bornand has an exceptional rural heritage of timber-framed farmhouses, mazots and mountain pasture chalets. Our projects there are divided between renovations of old farmhouses, energy-efficient timber chalets and extensions to family homes. The commune applies a resort local plan with strict requirements on landscape integration and traditional materials.

Saint-Jean-de-Sixt (74450). A strategic crossroads between La Clusaz, Le Grand-Bornand and Thônes, Saint-Jean-de-Sixt offers a more residential setting, with detached housing and building plots that are more affordable than in the neighbouring resorts. Our work there often involves family homes, chalets used as main residences and renovations of 1970s-80s properties to bring them up to current energy standards.

Manigod (74230). A commune spread across the foothills of the Étale and the Tournette, Manigod stands out for its string of authentic hamlets (Le Villard Dessus, Le Plan, La Charmette) and its local ski area. Characterful chalets, renovated farmhouses and new chalets on steeply sloping plots form the core of our work as an architect in Manigod. The emphasis is on fitting into the topography, local materials (larch, Alex stone) and traditional volumes.

Thônes (74230). The historic capital of the valley, Thônes combines a heritage town centre, residential areas and recent developments. As a project manager in Thônes, we handle renovations of houses in the centre, new builds on the higher ground and extensions to family homes. The nearby Alex quarry supplies the limestone historically used for plinths and surrounds, a material we regularly favour in our projects.

Les Villards-sur-Thônes (74230). A rural commune south of Thônes, Les Villards retains a strong agricultural identity and a building stock of traditional farmhouses. Projects to renovate farmhouses, convert barns into homes and build new houses in continuity with the old buildings are common there, with particular constraints on how the existing heritage is interpreted.

La Balme-de-Thuy (74230). A village stretched along the valley between Thônes and Annecy, La Balme-de-Thuy offers a good balance between proximity to Annecy and mountain character. We work there on high-performance contemporary houses, renovations of older properties and family extensions, with a less restrictive local plan than in the resorts but close attention to how projects sit within the wider landscape.

Serraval (74230). A mid-mountain commune between Manigod and Faverges, Serraval has scattered buildings and generous plots suited to new timber-frame construction. Types of projects we handle in the Aravis

New timber frame chalet in the Aravis. A new chalet is the most frequent request in La Clusaz, Le Grand-Bornand and Manigod: a family programme of 120 to 250 m², timber frame on a concrete slab, steeply pitched roof, larch or spruce cladding, large south-facing glazing. We design each chalet around the topography (often a steep slope), the open views to be preserved and the precise rules of the resort's local plan (PLU). Complying with RE2020 in climate zone H1c steers insulation, joinery and ventilation choices towards the top of the range.

Renovation of log farmhouses and alpine chalets. The farming heritage of the Bornes and Aravis (timber-framed farmhouses, mazots, alpine chalets, burons) regularly attracts restoration requests. The typical brief includes a structural survey of the existing timber, re-roofing in wooden shingles (tavaillons) or zinc according to the municipal charter, high-performance insulation using sarking or from the inside with bio-based materials, and a modern interior layout that respects the original volumes. Our Aravis chalet renovation projects always retain the defining features: purlins, joists, exposed main beams, old ironwork.

Chalet extensions and adding a storey. Enlarging an existing family chalet gives you a panoramic living room, an extra floor or a reception space without leaving the property. Whether it is a side extension or adding a storey, we work carefully on the junction with the existing building: roof connection, continuity of materials, smooth circulation. High-end chalets in the Aravis massif generally start at around €3,200 to €3,800/m² excluding land for a turnkey build in traditional timber frame, and can exceed €4,500/m² for a contemporary chalet with premium specifications (large glazing, Alex stone, weathered larch, integrated home automation). Land remains the most variable item: in La Clusaz and Le Grand-Bornand, a building plot in a UTN zone rarely sells for less than €800/m². An initial feasibility meeting lets us set a realistic budget based on the municipality, the altitude and the programme.
How long does it take to build a chalet in the Aravis?
Building a chalet in the Aravis takes 12 to 18 months on average, from sketch approval to handover of the keys. The schedule is heavily constrained by the seasons: structural work (earthworks, foundations, slab, roof structure) is done between May and October, while the finishing trades can continue under cover in winter. For sites above 1,200 m, we plan for road closures and snow cover from the tendering stage. The building permit application also takes 3 to 5 months depending on the municipality and whether an ABF opinion is required.
Can an old log farmhouse in the Aravis be renovated?
Yes, and it is one of our specialities. Old timber-framed farmhouses, mazots (small traditional granary chalets) and log mountain pasture chalets form an architectural heritage protected by local plans (PLU) and heritage charters. Renovating a farmhouse in the Aravis means retaining the existing timber structure where it is sound, upgrading insulation internally or with sarking, redoing the roof covering (wooden shingles or zinc depending on the charter), and reorganising the interior volumes without altering the visible facade. Our farmhouse renovation projects always begin with a structural survey and consultation with the planning departments before any sketch is drawn.
Does RE2020 apply to high-altitude chalets in the Aravis?
Yes, the RE2020 environmental regulations apply to all new builds in the Aravis as elsewhere, although with coefficients adjusted for altitude and climate zone H1c. This translates into stricter requirements on roof insulation, the performance of triple-glazed windows, heat-recovery ventilation, and the inclusion of a renewable energy source (heat pump, solar thermal, high-performance log stove). Using structural timber, local or regional, counts favourably in the carbon assessment required by RE2020. Our teams design every project to meet at least the regulatory level, and often one step beyond for clients who care about energy performance.
Do you work on second homes for non-resident clients?
Yes, they make up a large part of our clientele in the Aravis. Many chalet owners in La Clusaz, Le Grand-Bornand or Manigod live in Paris, Lyon, Geneva or abroad and can only visit occasionally. Which local materials do you favour in the Aravis?
We favour three materials emblematic of the massif. Alpine larch, a durable species that naturally turns silver-grey over time, for cladding, external joinery and some exposed structures. Alex stone, a local limestone quarried at Alex in the Thônes valley, used for plinths, surrounds and landscaping. Spruce shingles (tavaillons) for traditional roofs, where the heritage charter requires or recommends them. Alongside these historic materials come bio-based insulants (wood fibre, cellulose wadding) that match the RE2020 performance expected at altitude.
How do you obtain a building permit in La Clusaz or Le Grand-Bornand?
The communes of La Clusaz and Le Grand-Bornand have particularly detailed resort local plans (PLU), which regulate volumes, roof pitches (often 40 to 50%), roof overhangs, facade materials and colours. In the UTN zones linked to the ski resorts, additional rules apply (footprint, plot ratio, altimetry). The standard processing time is 2 months for a detached house and 3 months where an ABF opinion is required. We prepare the planning applications with the plans, architectural statements, landscape integration views and required regulatory documents, and handle the dialogue with the planning department until the permission is granted.
