Gex (01170) — Main town of the Pays de Gex, around 13,000 residents, at the foot of the Jura. A mix of old houses in the centre, recent housing estates and contemporary villas on the hillsides overlooking Lake Geneva. Energy renovation is common on the 1970s-80s housing stock.

Ornex, Cessy, Segny, Versonnex — The northern ring around Ferney-Voltaire, around 3,000 to 5,000 residents each. Small urban plots, extensions adding one or two storeys, renovations of 1980s houses. Local plan rules vary from one municipality to the next and must always be checked.

Collonges, Farges, Péron, Chevry — More rural municipalities in the south of the Pays de Gex, towards the Rhône and the Haut-Bugey. Old buildings to restore, new builds on more affordable plots, strong potential for families looking for a quieter setting while keeping Geneva 25 minutes away.

Renovating in the Pays de Gex: what the cross-border setting changes

Renovation in the Pays de Gex is nothing like renovation in the rest of the Ain. Land is scarce and expensive, pulled up by the proximity of Geneva: buying in order to renovate often remains more affordable than building, and that is what explains the share of heavy renovation projects in the area.

A housing stock to renovate, not to freshen up. Gex stone farmhouses, terraced village houses, and houses from the 1970s and 1980s: three families of building, three logics of work. The first two raise the question of old fabric — vapour-open walls, timber floors, roof structure. The third is above all a thermal subject: insulation, windows and doors, heating system, ventilation.

The energy rating changes everything. The least efficient homes are progressively leaving the rental market under the timetable set by the Climate and Resilience Act. For a landlord in the Pays de Gex, energy renovation is no longer a comfort decision but a condition for continuing to let.
