Why do renovation prices vary in Savoie?

Savoie is not a uniform area when it comes to building costs. Altitude plays a major role: a site at 1,200 m costs 15 to 25% more than on the plains, because of access constraints, a shorter building season and the thermal upgrades required in climate zone H1c.

Site accessibility directly affects the budget: narrow roads, limited parking, deliveries by small vehicles, even helicopter transport for the most isolated sites. In the historic town centres of Chambéry or Aix-les-Bains, the constraints are different but real: regulated parking, protection of adjoining facades, restricted working hours.

Local materials — Savoie larch, limestone, natural slate — cost more than standard solutions but last longer and meet the architectural requirements of mountain local plans. Finally, regulations (Loi Montagne, ABF heritage protection areas, RE2020 in climate zone H1c) require higher technical specifications, which are reflected in the final budget.

Savoie vs Haute-Savoie: do prices differ?

The two departments have different price levels, mainly due to the pressure on the local property market and the number of tradespeople available. In Haute-Savoie, the proximity of Geneva and land pressure around Annecy push prices up: allow 10 to 20% more than in Savoie for equivalent work, particularly for skilled labour.

In Savoie, costs remain more moderate in the Chambéry and Aix-les-Bains areas, but rise significantly as soon as you reach the Tarentaise resorts (Courchevel, Méribel, Val d'Isère), where high-altitude logistics and upmarket demand drive budgets up. The Albertville area offers an interesting compromise: mountain tradespeople close at hand, with costs 10 to 15% lower than in the resorts.

Being based in Aix-les-Bains, where the two departments meet, allows us to deploy our own teams across the whole area and to bring the right skills to every trade, regardless of the departmental boundary.

Factors that affect the cost of your renovation

The initial condition of the building is the first cost factor. A 1960s house with a sound structure but obsolete services will cost less to renovate than a 19th-century Savoyard farmhouse requiring a complete overhaul of its roof structure and masonry. A preliminary survey (structure, asbestos, lead, termites, energy performance certificate) is essential to set a reliable budget.

The level of finish you want can make the budget vary threefold. Between standard large-format tiles and solid oak parquet laid in a chevron pattern, between an entry-level fitted kitchen and bespoke solid-wood joinery with a granite worktop, the differences are considerable. We help you make choices item by item.

Specific technical constraints also weigh in: difficult access (material hoist, crane, complex scaffolding), presence of asbestos (removal by a certified firm), drainage system to be rebuilt, sloping ground requiring underpinning. Our role as project manager is precisely to identify these items upstream and secure your budget before work starts.

Finally, timing affects costs. Savoyard tradespeople are in particularly high demand between April and October. A project started in autumn or winter (for interior work) can benefit from better availability and sometimes more competitive prices.

Frequently asked questions — Renovation prices in Savoie

What is the average price per m² to renovate a house in Savoie in 2026?
In 2026, the average price of a renovation in Savoie ranges from €250 to €500/m² for a refresh (paint, floors, partial electrics), from €800 to €1,500/m² for a complete renovation (layout, plumbing, electrics, insulation), and from €1,500 to €2,500/m² for a major renovation including structural repairs, full compliance upgrades and high-end finishes.
Do you need a building permit to renovate a house in Savoie?
A prior declaration (déclaration préalable) is enough for work that changes the exterior appearance (facade renovation, windows, roof) without creating floor area. A building permit is required if you create more than 20 m² of floor area (or 40 m² in an urban zone of the local plan (PLU)). In an ABF zone (within the perimeter of a listed monument), the processing time is extended by one month. We handle all the administrative procedures.
How long does a complete house renovation take?
For a 100 to 150 m² house, allow 4 to 6 months of work for a complete renovation. A major renovation (structural repairs, extension) can take 8 to 12 months. The timeline also includes 2 to 3 months upstream for design and submitting the planning application. At altitude, seasonal constraints on building sites can extend the schedule.
What financial aid is available to renovate in Savoie in 2026?
The main schemes in 2026 are MaPrimeRénov' (up to 90% of the cost for low-income households undertaking a whole-house renovation), CEE (energy savings certificates), the éco-PTZ (up to €50,000 interest-free) and local grants from the Savoie Department for home improvement. Our RGE CertiRénov certification gives you access to all of these schemes.
Is energy renovation cost-effective in Savoie?
Yes. In Savoie, harsh winters make insulation particularly cost-effective. Complete insulation (walls, roof, windows) cuts heating bills by 40 to 60%. The payback period is between 8 and 15 years depending on the existing heating system, and the increase in property value from a better energy rating (from F to C, for example) can represent 10 to 20% of the property's price.
Why are renovation prices higher in the mountains?
Several factors explain the extra cost at altitude: site access (narrow roads, limited deliveries in winter), climatic constraints (frost, snow, shorter working windows), the stronger thermal requirements imposed by RE2020 in climate zone H1c, specific materials (thicker structural timber, triple glazing), and the use of tradespeople specialised in high-altitude work. Allow an extra 15 to 25% compared with the valley floor.
