Renovating in Tresserve: the most coveted hill on Lac du Bourget

Perched between Aix-les-Bains and the east shore of Lac du Bourget, Tresserve enjoys a position envied by the whole Grand Lac area. Its hill — the famous “poets' hill” dear to Lamartine — attracted a wealthy clientele as early as the Belle Époque, who built character villas, bourgeois residences and wooded estates facing the lake. Even today, the town remains one of the most sought-after residential addresses in Savoie: generous plots, absolute calm and a sweeping view over the largest natural lake in France, a stone's throw from the thermal baths and Aix station.

This heritage has a downside: much of Tresserve's housing stock predates the first thermal regulations. 1900s villas with superb but energy-hungry volumes, family homes from the 1960s to 90s with compartmentalised layouts, properties whose lake-view potential remains untapped: local demand focuses overwhelmingly on character villa renovation, extensions and energy renovation of older houses. And as buildable land has become extremely rare, making the most of what already exists is almost always the best — and only — option.

These projects demand method: an accurate survey, design that respects the building, a solid planning application and careful coordination of the trades. That is the job of the project manager — and in Tresserve, we are on home ground. Our office is located at 198 Avenue du Grand Port in Aix-les-Bains, five minutes from the hill: impromptu site meetings, same-day feasibility visits, close supervision from the first pencil stroke to handing over the keys.

Character villas, extensions, energy renovation

Character villa renovation is Tresserve's signature. On the hill, Belle Époque residences and bourgeois houses call for a balancing act: restoring what gives them their soul — mouldings, ironwork, original joinery, ceiling heights — while bringing in today's comfort. Complete renewal of services, high-performance yet invisible insulation, contemporary bathrooms, reorganised volumes to open living spaces towards the lake: we design each project to measure and manage all the trades through to handover.

Extensions and adding a storey respond to a Tresserve reality: there is no land left, so people extend. Timber or masonry extensions into the slope, winter conservatories facing the lake, adding a storey to a 1970s house, converting a garage or semi-basement level into living space: so many ways to gain square metres without leaving the hill. We provide the architectural design, the permit application and the construction, paying particular attention to the landscape integration the area requires.

Finally, energy renovation of older houses has become essential: many Tresserve properties have E, F or G ratings that weigh on comfort as well as value. Wall and loft insulation, window replacement, heat pumps, ventilation: as an RGE-certified company, we design coherent packages of work, eligible for grants, that turn an energy-hungry villa into an efficient home — without betraying its character.

Architect, project manager and RGE general contractor: a single point of contact in Tresserve

Atelier NovAlp's strength is bringing three disciplines together under one roof: architect, project manager and RGE-certified general contractor. For a character villa in Tresserve, this changes everything: you no longer coordinate an architect, an engineering office, a project manager and a dozen or so tradespeople yourself — a single point of contact carries the project, from the first sketch to handing over the keys. This turnkey approach removes the grey areas between the parties involved, which is where most delays, cost overruns and defects arise.

Tresserve's regulatory framework deserves this rigour. As a town on the shore of Lac du Bourget, Tresserve is subject to the Loi Littoral: extensions contiguous with existing development, a protected 100-metre strip along the lake shore, classified woodland on the hill. On top of this comes the local plan (PLU) and its own requirements — heights, ground coverage, facade appearance, sightlines with the lake. We systematically check zoning and regulatory feasibility before drawing anything, so that the application is accepted at the first submission.

Our RGE CertiRénov no. CR-2026-73-0095 certification (comprehensive renovation offer, issued by Qualitel Certification) also gives you access to grant schemes: MaPrimeRénov', Energy Savings Certificates (CEE) and local grants. We calculate your real out-of-pocket cost and build these subsidies into your renovation's financing plan. Discover all our services or our page dedicated to Aix-les-Bains.

Frequently asked questions — Tresserve

Do you need an architect to renovate a villa in Tresserve?
For the renovation of an existing villa in Tresserve, an architect registered with the Ordre des architectes is not mandatory as long as the total floor area after the work stays under 150 m². A project manager can design the plans, submit the prior declaration (déclaration préalable) or building permit, coordinate the trades and hand over the finished project. Above 150 m², or for a new build, an architect becomes mandatory again. On the hill's character villas, an architect's eye is valuable in any case to preserve the spirit of the building. Atelier NovAlp brings architect and project manager together in-house: the arrangement adapts to your project, not the other way round.
Does the Loi Littoral apply to work in Tresserve?
Yes. Tresserve borders Lac du Bourget, the largest natural lake in France: the town is subject to the Loi Littoral (French coastal and lakeshore protection law), which overlays the local plan (PLU). In practice, extensions must be contiguous with existing development, the 100-metre strip along the lake shore cannot be built on outside already developed areas, and the wooded areas of the hill benefit from enhanced protection. Applications there are examined closely by the planning authority. We secure regulatory feasibility — zoning, Loi Littoral, sightlines — before drawing anything, so that the application is compliant from the first submission.
What budget should you plan to renovate a house or villa in Tresserve?
On the Tresserve hill, the expected standard is high and the buildings are often old. As a guide: a complete house renovation including new services and insulation costs €1,300 to €2,200/m², more for high-end finishes; restoring a Belle Époque villa (mouldings, bespoke joinery, high-ceilinged volumes) is priced per project; an extension ranges from €2,500 to €3,500/m² depending on the technique. A free preliminary study with a site visit — our office is five minutes away — lets you refine the budget before any commitment.
What grants are available for an energy renovation in Tresserve?
Tresserve homeowners can use MaPrimeRénov' (per measure, or the supported pathway for major renovations), Energy Savings Certificates (CEE) and, depending on the case, local Grand Lac schemes. One essential condition: the work must be carried out by an RGE-certified company. Atelier NovAlp is certified RGE CertiRénov no. CR-2026-73-0095 (Comprehensive renovation offer, Qualitel Certification): we build the grants into the financing plan and calculate your real out-of-pocket cost from the preliminary study, including insulation, heat pump and windows.
Do you work in Tresserve and neighbouring towns?
Yes, every day. Our office is located at 198 Avenue du Grand Port in Aix-les-Bains, five minutes from the Tresserve hill: it is our most immediate area of work. We also cover Aix-les-Bains, Drumettaz-Clarafond, Viviers-du-Lac, Le Bourget-du-Lac and Mouxy, for villa and house renovation, extensions, adding a storey and RGE energy renovation.
