Val d'Isère chalet
architect & project manager.

Atelier NovAlp designs and builds your chalet in Val d'Isère: new builds, renovation and extensions, in keeping with the mountain local plan (stone, timber, lauze stone roofing) and the constraints of high altitude. Architecture, project management and general contracting under a single contract, from Aix-les-Bains.

Val d'Isère, authenticity at high altitude

At 1,850 metres, Val d'Isère combines luxury with the authenticity of a linear village: a centre of stone and timber, a Baroque church, and a strong commitment to a distinctive mountain style, far removed from purpose-built resorts. Sporting home of Jean-Claude Killy, the commune gave its name, together with Tignes, to the former Espace Killy and attracts an international, sporty clientele.

Building or renovating here means respecting a demanding mountain local plan — stone, timber, lauze — and dealing with one of the highest altitudes in the inhabited Alps. Projects range from chalet construction to renovating a resort property, with real demands for quality and durability.

We carry out these projects as project manager or turnkey general contractor, with our in-house teams and a site manager on hand throughout, from our office in Aix-les-Bains.

Building at 1,850 m: the constraints of the upper Tarentaise

Val d'Isère's high altitude imposes some of the toughest requirements: extreme snow loads, avalanche risk governed by a prevention plan, freeze-thaw cycles and a very short construction window. A single access road via the RD902 (the Col de l'Iseran is closed in winter) adds logistics that must be planned ahead. None of this can be improvised: it is the core of the project manager's job.

The area also falls within the Vanoise National Park, with part of it in the core zone — strong protection of high-altitude sectors. We always check the exact zoning of the plot before any commitment.

The local plan (PLU) favours stone, timber and lauze. Our in-house design office works within this framework from the first sketch. For renovation, our RGE CertiRénov certification gives access to grants (MaPrimeRénov', CEE, éco-PTZ interest-free loan).

Frequently asked questions · Val d'Isère

Building or renovating at altitude in Val d'Isère: what are the constraints?
Altitude imposes real requirements: a single access road via the RD902 (the Col de l'Iseran is closed in winter), a regulated avalanche risk, snow loads, enhanced insulation and a short construction window (most work is carried out outside the ski season). A project manager who genuinely coordinates the trades is essential to deliver on time.
Does the Val d'Isère local plan (PLU) require the Savoyard chalet style?
In ski resorts, the appearance of buildings is tightly regulated (materials, timber and stone, roofs, colours, massing). We design every project with these rules in mind from the initial sketch, which secures the permit and avoids revisions.
Do you work in Val d'Isère from Aix-les-Bains?
Yes. Our office is in Aix-les-Bains and we work in Val d'Isère and the surrounding area, in Savoie. A NovAlp site manager provides continuous supervision, and the general contracting formula lets you oversee the project remotely between two stays.
Do you carry out the work yourselves?
Yes. We carry out the works with our own teams, who know our standards. A single point of contact from start to finish.
Are you an architect?
Our manager is a state-qualified architect (French DEA degree), and we work as project managers and general contractors. When a project requires an architect registered with the Ordre des architectes, we bring in a registered architect.
Does the Vanoise National Park affect Val d'Isère?
Part of the Val d'Isère area falls within the Vanoise National Park, with stricter protection rules depending on the sector. Before any commitment, we check the exact zoning of the plot: this is an essential first step in the high Tarentaise.
